POSITION SUMMARY: The VP of Senior Living Development and Operations will provide strategy, project management, leadership, and management of senior housing communities under development by by Health Dimensions Group (HDG and HDG clients.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provide input on market feasibility, licensure development and design, lease-up strategy and market positioning
  • Facilitate the transfer of senior living developments to HDG operations team
  • Provide leadership in support of the company's core values, as well as the development of effective community partnership and leadership and collaborative relationships with the corporate office
  • Maintain a corporate culture of accountability, teamwork, trust, communication, enthusiasm, and collaboration
  • Develop strategies to achieve goals as established in the annual operating plan
  • Develop, implement, and monitor the operating budget and/or proforma within company fiscal guidelines
  • Assure adherence to corporate policies/procedures to achieve identified targets

  • Take part in the Board and investor meetings of managed communities as needed
  • Provide updates and summary of performance to the Executive Vice President of Operations on a regular and trended basis
  • In partnership with Operations Leadership Team (OLT), provide direction for successful operations to include, but not be limited to:
  • Occupancy/revenue management
  • Expense management
  • Sales and marketing management
  • Culinary leadership
  • Safety management
  • Clinical management
  • Regulatory management
  • People and Labor Management

  • Establish systems and programs that sustain quality service outcomes and a high level of customer satisfaction
  • Continuously expanding knowledge of projected trends in senior living
  • Ensure appropriate planning, development, and implementation of new and existing services to meet market needs and trends
  • Develop pricing structures that meet market demand and give us a competitive edge

  • Ability to assist in the development and analyze proformas for new developments and provide operational direction based on market research and ownership/investor goals
  • Identify and evaluate opportunities for program growth and acquisition consistent with strategic goals
  • Develop and oversee business plan implementation for new initiatives

  • Maintain current knowledge of, and assure implementation of all rules, regulations, and standards governing accreditation, licensing, and service provisions
  • Develop, manage and oversee development and transition plans, working closely with HDG team members
  • Spearhead and lead regular planning meetings with HDG team members and clients on each development, ensuring execution on start-up operational activities and initiatives
  • Serve as senior leader and primary relationship manager for HDG development clients, providing deep content knowledge on senior living developments as well as HDG operations
  • Recruit, hire, and onboard onsite leadership team members prior to management transition
  • Partner with and advise HDG regional sales and corporate and marketing team members on development and execution of start-up sales and marketing strategic plans and budgets
  • Develop, modify, and update senior living development platform, toolkits, and resources
  • Oversee lease-up activities, working closely with onsite executive director, sales director and HDG S&M regional directors
  • Design and ensure implementation of senior living policies and systems to minimize corporate liability
  • Develop and maintain professional relationships and memberships as appropriate for advancing senior living best practices

REQUIRED KNOWLEDGE, SKILLS, ABILITIES, AND EXPERIENCE

  • Bachelor's degree in healthcare, business or related field
  • Previous multi-community senior living management or development experience
  • 5 years of experience in leadership roles within a combination of assisted living and/or senior housing communities
  • Previous experience in oversight of new development projects
  • A strong understanding of operational systems and proactive approaches from a corporate perspective, as well as a solid understanding of how this translates to the local level
  • Demonstrated ability to think strategically and work proactively in the creation and management of operational solutions resulting in organizational success
  • Outstanding business acumen with excellent analytical skills in addition to financial, operational, and strategic marketing capabilities, including the ability to recognize and act upon opportunities for revenue enhancement and cost containment
  • Ability to act as a facilitator, consensus builder and collaborator, and to work effectively across various disciplines with a broad range of constituents
  • Excellent oral, written and interpersonal communications skills, with the ability to bring individuals together and function as a positive and effective mentor
  • Ability to visualize and analyze problems, and find solutions that are compatible with the values of the organization
  • Ability to develop innovative win-win business solutions to financial and operational challenges
  • Ability to develop and maintain positive working relationships with clients, employees and contractors
  • Ability to view the business from the bigger picture perspective
  • Computer proficiency in Microsoft Office
  • Ability to work well under pressure, manage multiple projects simultaneously and meet deadlines
  • Ability to work independently, as well as with others in a deadline driven environment
  • Strong leadership skills and the ability to effectively coach, motivate, and develop others
  • Ability to select a course of action and consider appropriate variables and possible risks
  • Ability to develop and maintain positive working relationships with corporate HDG management and employees
  • Ability to maintain confidential information
  • Travel up to 80%; travel includes both day and overnight travel
