Responsible for the development and implementation of
strategies, project management initiatives, processes and
procedures that enhance the capabilities and improve the
performance of the organization. Analyze and identify areas of
operations, policies, programs, systems and processes that could be
improved. Engage and support others in strengthening a culture of
continuous improvement, efficiency and effectiveness to enhance our
customer’s experience, improve organizational performance and
ensure compliance with defined organizational standards. Ensure key
onsite operational processes are followed in accordance with IRET
policies and procedures through periodic review of portfolio-wide
Be a thought leader in functional areas with high levels of
support and collaboration. Routinely assess, monitor, measure,
report on and recommend needed changes to policies, procedures,
processes and systems use. Bridge communication between departments
and serve as a liaison, focused on meeting the needs of all IRET
departments while maintaining focus on overall benefit and
efficiency of the organization.
Own the training platform for the entire field organization and
provide training to all IRET Regional Directors, Community Leaders
and other team members. Manage all training programs to include
operations policies and procedures, systems and SOP training, role
specific training, onboarding of new employees, compliance related
training and leadership development. Lead best practice training
initiatives in collaboration with SVP of Operations. Periodically
assess and review policies and procedures, compliance and other
important training needs and make recommendations based on business
needs. Create, train and support employees in following
organizational standards and participating in developmental
programs. Measure and report on training impact through use of
scorecards and formal review.
Works closely with SVP Operations to identify and prioritize
initiatives and projects. Self-directed and self-motivated.
Prioritizes and sets deadlines. Assists others in prioritizing,
setting deadlines, problem solving, etc. Requires a high level of
initiative and a big picture focus. Directs the work of others.
Implements the company’s vision and strategy within the assigned
property and directs the work of others to achieve company and
department targets. Manages assigned projects that include the
oversight of operational policies, programs, practices, systems,
and the training, development and support of field leaders and

Lead leaders and teams, without direct leadership authority, to
success, motivating them to deliver services consistent with IRET
Mission, Vision and Six Keys
Execute high quality talent management including recruiting and
hiring, training and development, scheduling, timekeeping &
payroll, coaching and discipline, performance evaluation and goal
Collaborate with the Community Leaders and Regional Directors to
align priorities and measure performance.
Build and nurture a culture of continuous improvement.
Communicate concisely and effectively to provide context,
motivate teams, and share information.
Exhibit strong interpersonal skills including confidence in self

Expected to belong to and/or serve on committees of local
service clubs/organizations, charitable giving programs, merchant
associations, Chamber of Commerce, or other business networking
groups. Expected to participate in service projects, and to
establish and maintain contacts within the community to promote
Operations project management (as directed by SVP of Operations)
relating to property operations, enterprise systems and other
enterprise wide initiatives, including effective collaboration and
coordination among IRET departments. Utilizing project management
principles, lead and manage broad scope operations projects.
Periodically review operations efficiency and effectiveness within
IRET. Identify areas of improvement and work collectively with all
IRET department stakeholders involved to initiate new programs,
procedures, software, etc.
Policy creation, implementation, training, support and
accountability . Communicate, train and follow the procedures in
the Employee Handbook. Direct the periodic review of policies and
procedures and make recommendations for additions, deletion and
revision and implement approved changes. Periodically review and
report on company-wide compliance with policies and report results
to Regional Directors and SVP of Operations.
Training leadership for operations leaders and teams to include
assessment of needs, crafting of training with use of outside
resources, delivery and facilitation of training programs. Develops
training protocols for new Community Leaders, Regional Directors
and/or other team members on all required IRET reporting, policies,
procedures and expectations. Share perspective and insight with
Regional Directors with all new Community Leaders in accordance
with training objectives. Manage the learning management system.
Create and record virtual training videos, eLearning and
facilitated learning as required.
Employee development and engagement. Create and foster an
environment in which employees understand our expectations, are
challenged by their work, have opportunities for advancement and
feel valued in the work that they do
Other duties as identified or assigned
Expected to carry a mobile phone, eligible for a monthly
reimbursement or IRET issued phone, according to company policy.
Standard IRET laptop package, docking station, desk phone, printer
Some travel may be required.
Education & Experience
Bachelor’s degree in Real Estate, Management, Finance or
Business Administration or a related field, or equivalent
10+ years’ experience in property management or related industry
is required. A minimum of 5 years supervisory experience is
required with experience managing managers preferred
Demonstrated success in leadership, team member development,
team building and training
Excellent presentation, written and verbal communication
Expert level project management skills and the demonstrated
ability to manage multiple and complex operational matters
concurrently/on a daily basis
Demonstrated ability to assess and identify essential training
and learning needs
Classroom and virtual training and facilitation skills
Ability to prioritize tasks to ensure corporate goals and
deadlines are met
Proven improvement of process and operating results
Exceptional customer-service skills; demonstrated ability to
maintain strong working relations on both internal and external
Knowledge, Skills, & Abilities
Language Skills – Ability to read and interpret documents such
as safety rules, operating and maintenance instructions, MSDS
sheets, and procedural manuals. Ability to communicate effectively
with supervisor, tenants and vendors.
Mathematical Skills – Ability to add, subtract, multiply and
divide. Calculate figures and amounts such as proportions,
percentages, area, ratios, circumference, and volume.
Reasoning Ability – Ability to apply common sense understanding
to carry out instructions furnished in written, oral, or diagram
form. Ability to deal with problems involving several concrete
variables in standardized situations.
Computer Skills – To perform this job successfully, an
individual must be able to efficiently use and navigate on the
internet and use web based timekeeping software. Experience with
work order systems beneficial.
